Nothing at all. I am fine with a house mid renovation, packed with belongings, or sitting exactly as a tenant left it. Any time you spend tidying up changes nothing about the number I bring.

Long enough for me to see the rooms, the roof, and anything you want to point out. I come once, at a time that suits you, and that is the only visit I will ever need.

The figure I write down is the figure. I have already accounted for condition, so I will not come back with a surprise finding to renegotiate once you have mentally moved on.

I charge no commission, apply no listing fee, and hand you no closing costs at the end. The number you accept is the number that reaches your account.

Plans shift, and I do not treat the date as a trap. If your move slips or needs to happen sooner, I rearrange the closing around what works for you instead of a deadline.
